Site Description
Theobalds Business Park is a newly created economic centre, anchored by Google’s first UK data centre, to be completed late 2025. Broxbourne Council has already constructed and is operating the Theobalds Enterprise Centre on the business park which is around 60% occupied. The Council has an adjoining site available for investment which has a planning permission for warehouse/manufacturing use.
The Council requires a partner to assist in the construction of the facility (estimated at c. £6.6 million) and share in the investment income, as the Council is restricted from selling the freehold. The Council will be seeking a pre-let prior to construction.
This opportunity is the last of the site to be developed. The planned facility includes a 47,100 sq.ft warehouse/distribution area, 5,000 sq.ft+ of office accommodation, and 64 car parking spaces.
