Site Description
Brookfield Garden Village (BGV) is the residential component of the Greater Brookfield project, which also includes the new town centre, Brookfield Riverside. BGV will provide 1,250 new homes, including 22% affordable housing, a three-form entry primary school, residential care home, a new village centre, new locations for council services and a potential 'blue light hub' integrating emergency services.
Significant upfront infrastructure is needed to develop this green/grey/brownfield site, previously part of the green belt, removed in Broxbourne's Adopted Local Plan. BGV will have direct access to the A10 and is 2.5 miles north of junction 25 of the M25. It will feature new bus routes, and has easy access by road and bus, with rail connections to London.
Outline planning permission is expected by May 2025, with residential marketing starting soon after. Infrastructure construction could begin on site in early 2026, leading to the construction of council facilities and first housing by late 2026 to early 2027.
