Site Description

Borehamwood is one of the main settlements in Hertsmere, renowned globally as the home of Elstree Film Studios, Sky Studios Elstree, and BBC Studios. Hertsmere Borough Council is currently reviewing development opportunities along the Elstree Way Corridor. A study has identified that a cluster of sites, largely in public ownership, could form a development of such scale that it will significantly impact the social, economic and physical shape of Borehamwood.

There is substantial potential for a comprehensive redevelopment that will benefit the entire town, transforming it from a commuter town into a genuine destination. This redevelopment will also assist the local planning authority in delivering much-needed homes against a challenging housing delivery target. The project is expected to create around 2,000 new homes, and provide 46 acres of commercial space. Additionally, it will improve the transport infrastructure and significantly upgrade the retail offer and town centre cohesion.

Borehamwood, known as "British Hollywood", has a historic film industry crucial to its development. The new plan aims to leverage these assets for local benefit, creating a vibrant town centre with accessible, sustainable travel. It includes a new gateway, high-quality public realm, new homes, and a thriving economy. This opportunity embraces the town's movie heritage, helping Borehamwood grow as a regional and national hub, aligning local skills with job opportunities for residents.
